Job Skills / Requirements
We are seeking a Janitorial Area Manager to oversee housekeeping and floor maintenance programs across multiple customer accounts, with occasional oversight of healthcare-related Environmental Services (EVS). This role blends hands-on supervision with strong leadership, customer service, and administrative responsibilities.

Position Objective
Manage ServiceMaster’s janitorial services within assigned accounts to consistently exceed customer expectations. Actively pursue excellence in customer satisfaction, team development, and compliance with company standards — while supporting occasional environmental services needs in healthcare or medical settings.
Key Responsibilities
1. Supervision & Team Development
- Recruit, hire, train, and support employees according to company standards.
- Ensure staff understand safety procedures, chemical usage, and security protocols.
- Monitor daily performance and ensure tasks are completed to schedule and standard.
- Provide coaching, corrective action, and recognition to build a strong team culture.
- Foster ServiceMaster team spirit and encourage employee engagement.
2. Customer Service & Communication
- Demonstrate sincere concern for customers and service quality.
- Respond to customer complaints and requests within 24 hours.
- Maintain professional, clear communication with clients and ServiceMaster leadership.
- Perform regular walkthroughs and follow-up inspections to ensure satisfaction.
3. Administration & Compliance
- Submit accurate payroll and labor reports on time.
- Maintain employee and customer files in accordance with company standards.
- Monitor and manage labor budgets, timecards, and account expenses.
- Ensure compliance with OSHA, safety, and (where applicable) infection control standards.
4. Operations & Quality Assurance
- Conduct daily and weekly inspections to verify service quality.
- Manage scheduling for daily janitorial services, project work, and floor maintenance.
- Order, distribute, and track equipment, tools, and supplies.
- Support EVS duties in healthcare settings as needed, including infection prevention and patient-area cleaning standards.
- Implement and participate continuous improvement initiatives and track results through audits.
Education & Training Requirements
- High school diploma or equivalent (required).
- Minimum 3 years of management/supervisory experience (required).
- College degree (preferred).
Knowledge, Skills & Abilities
- Strong leadership and supervisory skills, including interviewing and hiring.
- Knowledge of janitorial operations, floor care, and basic EVS standards.
- Excellent communication, organization, and problem-solving skills.
- Ability to plan schedules, manage workflows, and meet labor budgets.
- Professionalism, initiative, and a commitment to service excellence.
Standards of Performance
- Employee orientation completed within one month of hire.
- Account inspection forms completed daily (70% minimum).
- Weekly audits completed (75% minimum).
- Customer complaints responded to by next business day.
- Floor maintenance schedules reviewed weekly.
- Effective communication logs maintained at accounts.
Physical Requirements
- Frequent walking, standing, kneeling, and reaching.
- Ability to lift up to 50 lbs occasionally.
- Visual acuity for inspections, scheduling, and reporting.
