Summary Under the direction of the Operations Manager, the Area Manager is responsible for the daily Janitorial maintenance of several buildings, to include direct supervision and training of cleaning associates, management of timekeeping systems, scheduling, planning, and budgets. Supervises and coordinates activities of associates engaged in cleaning and maintaining premises of commercial, industrial, or other establishments such as schools, stores, stadiums or other event spaces by performing the below duties. Schedules and performs cleaning tasks including project work such as scrubbing floors, extracting carpets, meeting, training, etc.

In addition to working with the Operations Manager, on an as needed basis, develops and maintains customer relationships through a scheduled program of calling and meeting with all property managers within the assigned accounts.

Receive incoming customer calls, emails, or texts, evaluate the current situation, make a judgment call on how to proceed with the information received, dispatch information to the correct division head.
Contact external customers to assess the job quality and make recommendation on how to improve job performance.
Review customer complaints, place customer complaint follow-up calls, document findings and communicate recommended action plan.
Talks with customers by phone or in person and receives complaints, compliments, discontinuance, or change in service.
Track all complaints, compliments and other issues providing management with a report every two weeks. Thank clients for any compliments received.
Manage all associate issues, warnings, suspensions working with HR and upper management.
Order supplies and manage account budgets.
Assist in the start up of new accounts and provide information to management. Proficient with late calls, sick calls, alarms, and No Call No shows.
Responsible for time keeping and general payroll duties.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Must be able to work a flexible schedule based on the needs of the job requirements. Schedule will include to be abailable weekends and holidays.

Maintains confidentiality at all times, to include Marsden and client financial and associate related information. Informs Marsden management of
information learned that is relevant to the account’s safekeeping.

Attends all corporate educational programs to include Management Training and Technical Training courses.

Is knowledgeable of and enforces all company policies and procedures to include operational directives goals, and objectives.

Conducts daily informal building inspections to maintain a quality level that meets the customer’s and the company’s standards.

Conducts monthly formal Fresh eyes building inspections to be submitted to the Operations manager. Uses these to give feedback and training to the cleaning associates.

Knows, understands and implements the cleaning specifications for the assigned buildings.

Trains associates to the TECH Program for all job positions within the assigned area.

May be required to answer calls using a company phone at all times and will need to respond immediately to emergency related events at the direction of the Operations Manager.

Maintains an inventory of cleaning products and supplies and ensures cleaning equipment is accurately inventoried and in safe working order.

Knows and understands the labor budget for their buildings. Reports adjustments in vacancy and other items effecting the budgets. Is able to operate within a changing budget environment.

Trains a Manager, supervisor or lead to operate the assigned buildings in their absence.

Under the direction of the Operations manager, is capable of training and developing associates to include advancement along Marsden’s STEPS Career Path.

Under the direction of the Operations manager, handles some associate-related matters, which may include time and pay, training, safety, interviewing, field hiring, discipline, performance appraisals, damage or theft complaints, etc.
Completes all documentation to include: personnel action forms, verbal or written warnings, first report of injury, incident report, attendance verification, etc.

Understands that the job related duties and responsibilities of this position may require working in excess of the scheduled hours. Is responsible for all janitorial tasks not completed by cleaning staff and must complete all duties before leaving for the day.

Assigns tasks to associates and inspects completed work for conformance to standards.

Will operate motorized equipment such as floor machines and carpet extraction machines and perform basic repairs on them.

Issues supplies and equipment.

Resolves associates' problems or refers matters to Operations manager.
Performs duties of associates supervised, in order to physically teach how to complete tasks

Performs other duties assigned by management.

May be responsible for performing the duties of the Operations manger in their absence.

Has reliable transportation and a valid Minnesota Driver’s license.
